Dannah Cottages : Terms & Conditions
The Contract
The contract for a cottage booking will be between Dannah Cottages (referred to as ‘Dannah Cottages or We’) and the person making the booking and all other guests who are part of that booking (referred to as ‘the customer or Your or You’). A booking is deemed provisional until the deposit is received/processed, therefore the contract takes effect once the deposit has been received.
The lead guest on the booking must be at least 18 years of age and prior to arrival we must be provided with a completed booking form containing the full names, ages, addresses, postcodes and details of all guests in the party.
Each cottage can only accommodate 2 adults. Only those guests named on the booking are able to use the cottage and/or it’s facilities. When making a booking with Dannah Cottages you agree to our terms and conditions as detailed.
Reservations | Payment
All reservations should be made online via our booking system. All payments need to go through our online booking system, we cannot accept payment over the phone. We can accept BACS payments, just let us know at time of booking if this is your preferred payment method.
Deposits:
to secure the booking a 25% deposit is required, the booking is deemed provisional until the deposit is received.
Upon receipt of the deposit, a booking confirmation will be issued indicating the balance payable and the due date. The booking form (to be completed by the customer) will be issued along with the booking confirmation.
Balancing Payments:
The balance of the booking will be due for payment six weeks prior to the booking commencement date. The balance will be automatically taken from the card details provided on booking unless we are contacted prior to this date with an alternative means of payment. Upon receipt of the balance, confirmation will be issued including details such as check in/check out times and directions to the cottage.
Any bookings made within six weeks of the arrival date are payable in full at time of booking.
We reserve the right to re-let a cottage if full payment is not received by the due date.
Rates are fully inclusive of electricity, central heating, hot water, towels and bed linens and the ‘little extras’ that we provide.
Cancellations
Cancellations must be immediately notified to us by phone and confirmed in writing by email.
A non refundable deposit is required before a booking is confirmed.
Please refer to the Reservations/Payment section for information on when and how a balancing payment is processed.
Bookings may be cancelled up to six weeks prior to arrival, but the deposit will be forfeit. Where a booking is cancelled within six weeks of the arrival date, the full amount will be forfeit.
Any factors that could prompt a cancellation such as, but not limited to, jury duty, change to personal | work circumstances, family emergencies, travel or transport delays, vehicle breakdown, illnesses, Covid illness and shielding etc all remain at your own risk.
We would strongly advise that you take out a UK travel insurance policy which covers booking cancellations. This is available at very affordable rates and gives you peace of mind that you will get your money back if you need to cancel your holiday. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Covid Refund Guarantee:
The full amount of any monies paid will be re-funded in the event of a National Lockdown situation where the date of stay is included. This guarantee would ONLY cover a full National Lockdown situation, and/or the address (indicated on the completed booking form) being placed in a Tier by the government which had a ‘Do Not Travel’ restriction placed on it. This guarantee would NOT cover the customer falling ill with Covid (or any other illness), for a requirement to quarantine or self isolate, or for a Track & Trace alert preventing them from travelling. These situations that do not warrant a full refund can be covered by the customer taking out suitable travel insurance. There are several suitable options for Covid related cancellation cover (see below for a couple of options). Dannah Farm is not selling, promoting, endorsing or recommending any particular product or service, and does not benefit financially from, or have any formal relationship with any of these Nproviders.

If the customer choose not to take out a suitable travel insurance they accept responsibility for any losses incurred due to a cancellation.
Cancellations due to on site circumstances:
If for any reason Dannah Cottages have to cancel your booking in advance due to circumstances on site beyond our control such as, but not limited to, fire, flood, or destruction/damage to the properties – we will at our sole discretion offer you alternative dates or a full value voucher. If Dannah Cottages have to terminate your holiday early for the above reasons you will be credited part of the booking fee value based on the time remaining of the booking. This will be Nthe full extent of the liability of the owners. No additional compensation, expenses or costs will be payable.
Cancellations due to Force Majeure
Dannah Cottages DO NOT cover you for your holiday being unavailable through Force Majeure including, but not limited to, natural disasters, terror attacks, acts of war, hijacking, riots, incidents of civil unrest, pandemics, epidemics, or general restrictions on movement imposed by local or national Government, which may prevent you from taking your holiday.
We would strongly advise that guests take out a travel insurance policy which covers booking cancellations. This is available at very affordable rates, and gives you the peace of mind that you will get your money back if you need to cancel your holiday. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Arrival | Departure & Parking
The cottages are available from 4:30pm on the day of arrival.
We ask that the cottages are vacated by 10am on the morning of departure.
We will start to service the hot tubs from 9.30am on the day of departure to ensure all is in order ready for the next guests.
There is a private, off road parking space for guests at each cottage, never-the-less, the car and contents are parked at the owner’s risk.
Restrictions
Each cottage can accommodate 2 adults only. Only those guests named on the booking are able to use the cottage and/or it’s facilities.
We do not allow children under the age of 16 (except for immobile babies).
The cottages are for holiday use only and should never be used for any other purpose.
There is strictly no smoking inside the cottages, in or around the hot-tubs, or inside the Den (Heather Cottage) or the Sauna (Honeysuckle Cottage). As accommodation providers we could be fined up to £2500 if we fail to enforce these laws. Regrettably, anyone found to be smoking inside the cottage or any areas mentioned above, will
be liable to a cleaning charge of up to £250.
If smoking outside the cottages, all cigarette ends must be disposed of in the sand buckets provided.
There is strictly no dogs allowed in Honeysuckle Cottage or it’s grounds. We welcome one dog inside Heather Cottage and it’s grounds only. If your party books both
Heather and Honeysuckle Cottages as a group booking we do not allow dogs to enter Honeysuckle Cottage or it’s outdoor space.
Guests are prohibited to use/operate any drone equipment over/near the cottages and localresidents
Damages | Breakages
We ask that guests report any breakages or damage as soon as possible.
If damage occurs as a result of the guests actions to fixtures and fittings inside/outside the cottages or any damage occurs to appliances that we deem to be significant we are legally bound to charge the guests for a full replacement, repair, or for extra cleaning costs.
If any breakages or damage result in Dannah Cottages having to cancel any subsequent bookings we may have to make a charge to the guest for any loss of bookings.
Guests | Care for the Property
Each cottage can accommodate 2 adults and only guests named on the booking and booking form are able to stay in the cottage and use the facilities. No other guests/persons can occupy the cottage.
During your stay you are responsible for the cottage inside and out. Ensure you take the utmost care of all furniture, fixtures and fittings etc. The cottages should be left clean and tidy on departure and all contents left in the same state of repair as when you checked in.
Guests must not use the cottages for any offensive/illegal activities, they are for holiday purposes only.
As the cottages are located in a rural peaceful area, guests are asked to respect the neighbours and local residents at all times by keeping any noise and music to a minimum, especially if using the outdoor space early in the morning or later into the evening particularly after 9pm.
Access to the Cottages
Guests must agree to let us have reasonable access to the cottages and the grounds if necessary.
We will need access for any urgent inspection or to carry out any repairs or maintenance on items requiring attention.
Dogs (Heather Cottage ONLY)
Dog Treats
We understand that your stay is also a treat for your dog. Feel free to make use of the treats, dog bed, blankets etc for your furry friend. We indeed want them to feel comfortable too. You will also find a guide of dog friendly local pubs and restaurants as well as dog friendly places to visit to make your stay extra special with your pooch.
Guests bringing a dog must abide by the following conditions. We are very proud of our 5 Star Gold grading and need to keep everything in tip top condition for all other guests to enjoy and to indeed keep Heather Cottage dog friendly.
We allow one dog in Heather Cottage ONLY. No other pets are allowed.
One dog can be added to your reservation and paid for at time of booking (£15 per night). The cost for the dog will be added to the final booking price of your stay.
Arrival | Around the Village
On arrival at Heather Cottage, please ensure your dog is on a lead.
Please ensure your dog is under close control and on a lead at all times when walking around the village and the surrounding areas. There will be other dog owners around the village and the fields behind the cottage and close to the village are often full of livestock.
Please do not allow your dog to chase any livestock.
Before your stay, please ensure that your dog has full vaccinations and that these are up to date.
Please pick up after your dog at all times – this includes in the outdoor space at Heather Cottage, around the village, in fields and the surroundings areas. We provide poo bags for your furry friend inside Heather Cottage, please feel free to make use of these. Please use the black outdoor bin to dispose of any bags.
Inside Heather Cottage
Your dog must never be left alone or unattended inside Heather Cottage. You must never leave your dog to have free run of the cottage when you are outside, using the hot tub or away from the cottage.
Your dog MUST not be allowed in the bedroom. We provide stair gates to enable you to keep your dog on the ground floor (on the tiled flooring).
We provide a large dog crate and dog bed, please ensure your dog is in the crate at night before you go to bed, NEVER leave your dog unattended or let them have free run of the cottage when you are in bed.
Strictly no dogs on the furniture including the sofas. We are really proud of our 5 Star Gold rating and we need to keep everything in tip top condition in order to keep our grading and to keep Heather Cottage dog friendly.
Please note that reimbursement of any damage caused to the furniture, fixtures or fittings by your dog will be your responsibility.
For every cottage booking placed with a dog, we will take a £50 ‘extra cleaning/minor damages deposit. If everything is satisfactory upon check out, the £50 deposit will be refunded within 10 working days after your stay.
Please ensure that Heather Cottage is clean and free from dog hair before you leave, including hair from rugs. If the cottage requires extra cleaning of rugs, carpets or any other soft furnishings, and if your dog has been in the bedroom or on the bedding, the damages deposit of £50 will be forfeit.
If any significant damages or breakages occur as a result of your dogs actions that exceed £50 (would cost more than £50 to replace or repair) then we are legally bound to charge the guests for a full replacement or repair.
ONLY Heather Cottage is dog friendly. Our other self catering cottage next door (Honeysuckle Cottage) is not dog friendly.
If your party books both Heather and Honeysuckle Cottages as a group booking, your dog will not be allowed in Honeysuckle Cottage at any time. Any evidence that your dog has entered Honeysuckle Cottage will result in a charge.
Outside Heather Cottage
If bringing a muddy dog back from a walk, please use the dog bath and the shower attachment for the outdoor taps. You will find the dog bath and shower attachment inside the Den (outside Heather Cottage). Please also only dry your dog using the dog towels provided.
Please never wash/shower your dog in the showers|baths inside Heather Cottage as they could easily damage with sharp dog nails|claws.
Dogs are not allowed in the hot tub for the safety of yourselves, your dog and the hot tub. As much as you may think it is a warm bath for your dog, the hot tub is tested extensively and PH balanced for us humans, please do not let your dog near the hot tub water. Dog hair can block the filters which can cause damage to the pumps and heaters. Filters are checked before and after each stay and if excessive dog hair is found in the filters following a stay guests will be charged an additional £100 cleaning fee plus any required repair costs should any of the pump/heaters require repair or replacement.
Please do always pick up any dog mess on the outdoor patio area/cottage garden. Please check all areas before you leave and make use of the poo bags provided in the cottage.
The outdoor patio area at Heather Cottage is an enclosed area, but please make sure you close the gates at all times to ensure the space is indeed secure and enclosed and to prevent your pooch from escaping.
Please keep good control of your dog at all times. Dogs barking excessively will be problematic for guests staying in Honeysuckle Cottage and also for the village residents.
